Clearwater Roof Reality
Clearwater is a mix. East of US-19 looks a lot like the rest of Pinellas suburbia, mostly asphalt shingle on 1970s through 2000s tract homes. Closer to the beach you get more tile, more metal, and more flat or low-slope sections on additions and pool cages. The barrier island and Island Estates have stricter wind requirements written into the code.
Vacation rental owners also call us a lot. If you rent the place out on a short-term basis, a roof failure mid-season is more than a repair bill, it is canceled bookings. We move fast on rental property repairs and can usually tarp same-day on emergency leak calls.

The City of Clearwater runs its own building department. Permits for properties inside the city go through the city, not Pinellas County. Wind-zone requirements on the barrier island are stricter than inland. We pull the permit and handle the inspection schedule.

How does barrier island wind exposure change your install?
Higher-wind-rated shingle (typically 130 mph minimum), six-nail pattern, full peel-and-stick underlayment, and stainless or hot-dipped galvanized fasteners. The base material costs a little more. The labor difference is minimal. It is worth it.
Can you get on a vacation rental quickly?
Yes. Rental property leak calls get priority because every day of delay is a canceled booking. We can usually tarp within 24-48 hours and schedule the actual repair around your rental calendar where possible.
Do you do flat roofs on additions and pool cages?
Yes. Modified bitumen, TPO, and self-adhered systems for low-slope sections. Most Clearwater additions we see are a mix of pitched main roof with flat or low-slope add-ons, and we handle both as one job.
