Permits and inspections in Sarasota County
Sarasota County permits unincorporated Sarasota, including Siesta Key, Osprey, Nokomis, Palmer Ranch and Englewood; the cities of Sarasota, Venice and North Port and the Town of Longboat Key run their own building departments. The permit card lists which inspections your roof draws, up to four: roof sheathing, dry-in and flashing, in progress, and the final. The dry-in and in-progress inspections can run live by video with someone from the contractor on the call, and the final is always an inspector in person. On a wood deck, the county wants three notarized affidavits before any inspection is booked: deck attachment, secondary water barrier, and roof-to-wall connections. The code's own exemptions apply: a home insured under $300,000, for example, is exempt from the roof-to-wall work. A deck that is not wood exempts all three, and a roof under 2 in 12 with a continuous system skips the water barrier affidavit. The final is never booked for the same day.
All of Sarasota County is in the wind-borne debris region, the strictest wind rules in our area, though none of it is in the High Velocity Hurricane Zone, which covers only Miami-Dade and Broward. We file the three affidavits and join every video inspection.
