The Part You Cannot See Matters Most
On a Florida tile roof, the underlayment does the waterproofing. The tile takes the sun, the wind, and the years. Most "tile roof leaks" are really underlayment failures, which is why our tile replacements are built from the deck up: sealed deck, a self adhered secondary water barrier, upgraded flashings, then the tile, foam set or mechanically fastened to the high wind standard. It is the difference between a tile roof that looks right and one that is right.
How A Tile Replacement Runs
- Design consultation. A Scotti Family roofer walks the roof, checks the structure, and talks profiles and finishes with you.
- Selection. Manufacturer sample boards at your home. You pick the profile and blend against your own exterior.
- Tear off and deck work. Old covering off, sheathing inspected and renewed, deck sealed.
- The water barrier. Self adhered underlayment and new flashings, the layer that actually keeps your home dry.
- Tile setting. Foam adhesive or mechanical attachment per the Florida high wind manual, hips and ridges finished by hand.
- Close out. County inspection, full cleanup, spare tiles left with you, and a written workmanship warranty.

How long does a tile roof last in Florida?
The tile itself can last 50 years or more. The underlayment beneath it is the working waterproof layer and typically needs replacement around the 20 to 25 year mark. A tile roof replacement renews both.
Can you keep my existing tile and just replace the underlayment?
Often, yes. If the tile is in good condition we can lift it, replace the underlayment and flashings, and relay the original tile, blending in matching replacements for any broken pieces. We assess this during the consultation.
Is my house strong enough for a tile roof?
Tile weighs more than shingle, roughly 600 to 1,100 pounds per square versus about 250 for architectural shingle. Homes designed for tile carry it fine. If your home currently has shingle, the structure is evaluated before tile goes on.
How does tile hold up in hurricanes?
Very well when installed correctly. We attach tile per the FRSA and TRI Florida high wind manual, using foam adhesive or mechanical fastening as the roof requires, over a sealed secondary water barrier. The attachment method is what earns the wind performance.
Can I walk on a tile roof?
Tile can crack under foot traffic, so we recommend leaving roof access to a professional. When our crews work a tile roof they walk load paths that protect the tile, and we keep matching spares on hand.
