Permits and inspections in Manatee County
Manatee County permits unincorporated Manatee, including the Manatee side of Lakewood Ranch, Parrish, Myakka City and Ellenton. Bradenton, Palmetto, Anna Maria, Holmes Beach, Bradenton Beach and Longboat Key run their own building departments, so an island home never permits with the county. Lakewood Ranch straddles the Manatee and Sarasota county line, so two homes in the same community can permit with different counties. A simple county re-roof is an express permit, with the product approvals checked at inspection; a complex roof is a standard permit, with the approvals up front and plan review. On a job over $5,000, the recorded Notice of Commencement and a roofing affidavit go on the permit before the dry-in inspection. Holmes Beach inspects its own roofs: the commercial standing seam roof we finished there was inspected by the city, not the county.
