How much does a new roof cost in Tampa Bay?
Most residential roof replacements in Tampa Bay run between $9,000 and $25,000 depending on size, material, pitch, and tear-off layers. Standard architectural shingle on an average 2,000 sq ft single-story home typically lands $11,000 to $16,000 installed. Tile and metal run significantly higher. How long does a roof replacement take?
A typical asphalt shingle reroof on a single-family home takes one to two working days. Tile is three to five days. Metal is two to four days. Weather, complexity, and permit inspection scheduling can push timelines. We give you a firm start date and walk the property at the end of every day.
Insurance & Storms
Will my homeowners insurance cover a new roof?
It depends on the cause of damage. Sudden storm or hurricane damage is typically covered. Age and wear are typically not. If your roof was damaged by a named storm, document everything before you touch anything: take photos, save receipts for emergency tarps, and call your carrier within their reporting window. We can meet your adjuster on site and provide a contractor estimate to compare against the insurance scope.
What should I do after a storm if I think my roof is damaged?
First: stay off the roof. Wet shingles and exposed nails turn a routine inspection into an injury.
Second: take photos from the ground of any visible damage and any debris on the property.
Third: if there is active leaking inside, place buckets and call us for emergency tarp service.
Fourth: call your insurance carrier to open a claim.
Fifth: get an independent licensed contractor inspection to compare against the insurance scope. We can do that inspection.
Do I need a roof inspection if my roof looks fine?
Yes if your roof is more than 10 years old, if you are buying or selling the property, if your insurance is requiring a four-point or roof certification, or if you just lived through a hurricane or hailstorm. Most insurance carriers in Florida now require a roof inspection on any policy where the roof is 10 plus years old. We do inspections with a written report, photos, and a clear recommendation.
Materials & Longevity
How long does a roof last in Florida?
Florida is hard on roofs. Standard 3-tab asphalt: 12 to 15 years. Architectural shingle: 18 to 25 years. Tile (concrete or clay): 30 to 50 years for the tiles themselves, but the underlayment under the tile typically needs replacement every 20 to 25 years. Metal: 30 to 50 years. Salt air, UV, and afternoon thunderstorms shorten every range.
What is the best roof material for Florida?
There is no single best answer. Architectural asphalt shingle is the price-performance leader for most homes: good lifespan, strong wind ratings, easy repair. Tile (concrete or clay) excels on stucco-style homes and lasts longer but costs more and weighs more. Metal is the long-term winner for energy efficiency and lifespan but has the highest install cost. We walk you through the tradeoffs for your specific roof, not push a single product.
Do you do roof repair or only replacement?
Both. We do not push a full replacement when a repair will hold. Common repairs we handle: pipe boot replacement, flashing repair, soft spot or decking replacement, single-section reshingle, valley re-line, ridge cap replacement. If your roof is genuinely at end of life, we will tell you straight.

Are you licensed and insured?

How do I verify a Florida roofing contractor license?
Florida DBPR runs a free public lookup at myfloridalicense.com. Search by license number or by name. Always verify before signing any contract. Ours is CCC1337501. Run it. Run every contractor you talk to.
Do you handle the permit?
Yes. We pull every required permit, schedule every required inspection, and close out the permit when the job is done. Most Tampa Bay counties use the Accela permitting portal. Some cities (Tampa, Plant City, Temple Terrace, St. Petersburg, Clearwater) have their own building departments. We handle all of them as part of the price.
