A Commercial Roof Is Not a Bigger House Roof
The two jobs look similar from the parking lot and behave nothing alike. A residential roof is steep enough that gravity does most of the work, so water is off the roof in minutes and the shingle only has to survive the trip. Drop that same roof below about a 2/12 pitch, which is where most commercial buildings live, and water stops leaving on its own. It sits. It finds the low spot, the open seam, the curb that was never flashed right, and it stays there until it evaporates or gets in.
That changes everything about how the roof has to be built. The Florida Building Code narrows what is even approved at low slope, the membrane and the details carry the entire load instead of the slope, and drainage becomes a design decision rather than something you inherit. It is also why so many commercial roofs fail early. Somebody priced it like a big shingle job and installed a system that was never rated for the pitch.

- Modified bitumen. A two-part torch or cold-applied system, the workhorse for low-slope commercial in Florida. It carries a 10-year workmanship warranty from us in writing.
- Standing seam metal. Concealed-fastener panels, engineered for low-slope commercial and for the coastal wind-uplift requirements that come with a Gulf Coast address.
- Tapered insulation. ISO tapered systems that build slope into a dead-flat roof so water actually reaches the drains instead of ponding.

A Recent Commercial Project
We replaced the roof on a commercial building on Anna Maria Island in Holmes Beach, Manatee County. Eighteen squares, pitch under 2/12, on a barrier island that gets salt air, direct Gulf wind exposure, and full sun all year.
The part of that job worth telling you about is the part that went wrong first. The initial plan called for an exposed-fastener metal panel. The building inspector rejected it, because that profile is not approved for low-slope commercial use in coastal Manatee County. We worked the code requirement, sourced the correct concealed-fastener standing seam system, and kept the schedule. Had that call been made after the material was on site instead of before, it would have been a much more expensive week for the owner. That is the difference a contractor who reads the code makes on a commercial job.

Commercial Roof Repair Before Replacement
Most commercial leaks are not a failed roof. They are a failed detail. In the field we usually find one of a short list of culprits: a mechanical curb whose flashing has pulled loose, a seam that has opened up, a cracked or sun-rotted pipe boot, a drain packed with debris, or a low spot holding standing water long after the rain stopped. Any one of those can soak a ceiling tile and convince an owner the whole roof is done.
If the membrane still has service life, fixing the detail is the cheaper and the better answer, and we will say so. If the field is genuinely past it, patching only relocates the leak and you end up paying twice. We will tell you which one you have and put the reasoning in writing, not just the price.
What It Costs
Commercial pricing depends on the building far more than on the square footage. Deck condition, how many layers are coming off, whether the roof needs tapered insulation to fix drainage, and the count of curbs, drains, and penetrations move the number more than the size does. Two 40-square roofs on the same street can price thousands apart.

What is different about a low-slope commercial roof?
Below about a 2/12 pitch, water does not shed on its own, it has to be moved. That narrows what the Florida Building Code allows and it puts the whole burden on the membrane, the seams, the flashings, and the slope. Shingles are not an approved system down there, and an exposed-fastener metal panel usually is not either. Getting the system right before ordering material is the single biggest thing that separates a commercial roof that lasts from one that leaks in two years.

Can you repair a commercial roof instead of replacing it?
Often, yes, and we will tell you when repair is the right call. If the membrane still has life in it, fixing the detail is the cheaper and better answer. If the field is shot, patching it just moves the leak.
How disruptive is the work to a business that stays open?
