A flat roof is a different job
Below about a 2 in 12 pitch, which is where most commercial buildings sit, water stops leaving the roof on its own. It finds the low spot, the open seam, the curb that was never flashed right, and stays there. The Florida Building Code narrows what is approved at that slope, and the membrane, the seams and the drainage carry the whole load.
What we install on low slope buildings:
- Modified bitumen, two ply, self adhered
- Standing seam metal, concealed fastener panels rated for low slope and coastal wind
A job worth telling you about
On an auto shop in Holmes Beach, the building inspector had already turned down exposed fastener metal on its roof, which is under 2 in 12. We took the job over, priced a concealed fastener GalvaMAX standing seam made for salt air, and installed it.
Repair before replacement
Most commercial leaks are a failed detail, not a failed roof: a curb flashing pulled loose, an open seam, a cracked pipe boot, a clogged drain, water ponding on a low spot. If the membrane still has life in it, fixing the detail is the cheaper answer and we say so. If it does not, patching only moves the leak, and we put the reasoning in writing.
Pricing
Commercial pricing depends on the building far more than its size: the deck, how many layers come off, and how many curbs, drains and penetrations it has. So we do not quote commercial over the phone. We get on the roof, measure it, and give you a written itemized price you can hand to a partner, a lender or an insurer.

We sub for general contractors and builders: shingle, standing seam metal and flat roof systems, line item bids with our certificate of insurance and W-9 sent with the bid, and our part of the permit pulled and closed by us. Email the plans to info@scottifamilyroofing.com and we will price them.
