Permits and inspections in Hernando County
Hernando County's Building Division permits re-roofs for all of unincorporated Hernando, which takes in Spring Hill, Weeki Wachee and most Brooksville mailing addresses; only homes inside Brooksville city limits go through the City of Brooksville. Weeki Wachee stopped being a city in 2020, so its homes permit with the county too. The application lists the Florida product approval for each part of the roof, with the approval sheets and installation documents attached. Before the final can be booked, the recorded Notice of Commencement and a notarized roofing inspection affidavit from the licensed contractor have to be uploaded and accepted by county staff. A Hernando re-roof gets one inspection, an in-person final, so the work under the shingles is documented by that affidavit rather than a dry-in visit. A repair that replaces less than 100 square feet of roof covering needs no permit here at all. County code also requires the final to be requested within 10 business days of finishing the roof.
