Permits and inspections in Hillsborough County
Unincorporated Hillsborough, including Brandon, Riverview, Lutz, Valrico and Apollo Beach, permits through the county; the City of Tampa runs its own building department, and a Tampa mailing address does not always mean the city. A county re-roof permit issues on payment, with no plan review. On a job over $5,000, the Notice of Commencement has to be recorded and posted at the house before the first inspection. The county inspects twice, a progress check and a final; the progress check can be replaced by a roof mitigation verification statement from whoever inspected the deck nailing and water barrier, and the final can be in person or virtual. The product approvals for the installed roof go up with the final, and the county emails a certificate of completion once it passes. Inside the City of Tampa the roof inspection is virtual.
Land near the bay and the Gulf is in the wind-borne debris region. There, a re-roof on a home insured at $300,000 or more also strengthens the roof-to-wall connections, capped at 15 percent of the re-roof cost. We pull the permit and handle both inspections.
