Roof-over or full replacement
Most owners are choosing between two paths, and we tell you which one your home needs when we walk the roof.
- Metal roof-over. A new metal roof goes over the existing one on a light framework. It stops the leaks, adds an air gap that helps cut the summer cooling bill, and skips the cost of a tear-off. It is the most popular mobile home roof in Hernando County. Its workmanship warranty is five years.
- Full replacement. When the roof or the deck under it is too far gone for a roof-over, we strip it, repair or replace the deck, and install a new shingle or metal roof.
What moves the price
- Single-wide or double-wide. A double-wide is roughly twice the roof, so roughly twice the material and labor.
- Roof-over or tear-off. A roof-over has no demolition, no dump fees and no deck rebuild, so it costs less.
- The deck underneath. Soft or rotted decking has to be fixed before anything new goes down. This is the line that surprises people, which is why we look before we price.
- The roof you choose. Standing seam costs more up front than corrugated panel or shingle, and lasts longer.
- Ponding. Flat and low slope mobile home roofs hold water. Correcting the slope so it drains is extra work, and skipping it is a common reason cheap mobile home roofs leak again.
You get an itemized price: the deck work, the roof and the labor on separate lines, not one lump number.
