Trinity is a master-planned community in west Pasco County, mostly built between the late 1990s and the 2010s. That means a large share of Trinity roofs are entering their first replacement cycle right now. Trinity is almost entirely architectural asphalt shingle, by design. The master plan set shingle as the standard product across Heritage Springs, Trinity Oaks, Fox Wood, Trinity East, and the Mitchell Ranch area. Most homes are 15-25 years old, which is exactly the window where the original 25- or 30-year shingle starts to fail at the ridges and around penetrations. Tile is very rare. Metal shows up occasionally on custom builds but is not common on the tract product. The inland position means less salt-air corrosion than the coast, but summer thunderstorm exposure is real.
