- Pitch and complexity. A steeper roof is slower and needs more safety equipment. Valleys and dormers add time.
- The material. Shingle costs least up front. Metal and concrete tile cost more and last longer.
- Tear-off. The Florida Building Code allows no more than two layers of roofing, and most replacements here are a full tear-off.
- The deck. Once the old roof is off, rotten or soft wood has to be replaced before the new roof goes down.
