Asphalt Shingle Roof Replacement in Beverly Hills, FL
The Project
A Beverly Hills homeowner in Citrus County needed a full roof replacement on a single story home of about 19 squares. Smaller roofs get treated as easy money by a lot of companies, which usually shows up later as skipped decking repairs and a starter course only along the eaves. We quote the same specification on a 19 square house that we quote on a 40 square one.
Our Approach
The old covering came off down to the deck in one day. Decking was inspected and re nailed to current code, then GAF FeltBuster synthetic underlayment went across the entire surface. TAMCO galvanized drip edge was installed on the eaves and rakes, GAF Pro Start starter shingles were run along both, and the field was covered in GAF Timberline UHDZ architectural shingles in Slate.
UHDZ is GAF's UltraMat shingle, and its heavier fiberglass core is what earns it a UL 2218 Class 4 impact resistance rating, the highest of the four. Class 4 is tested by dropping a two inch steel ball from twenty feet onto an installed shingle and looking for cracks. In Florida that rating is worth asking your insurance carrier about, because many of them discount a Class 4 roof.
Running starter on the rakes as well as the eaves is not the default everywhere, and it is worth understanding why we do it. The rake edge is where wind gets under a shingle and begins peeling a roof apart. A sealed starter strip there is what the manufacturer's higher wind ratings are built on.
The ridge was capped with GAF Timbertex in the matching Slate, over a GAF Cobra RigidVent 3 ridge vent, so the attic exhausts through the peak rather than cooking under the deck. Underlayment, starter, ridge cap, and ridge vent are all GAF, which is what makes the finished assembly a complete manufacturer system rather than a mix of whatever was cheapest that week.
The work was permitted through Citrus County before it began, with a Notice of Commencement recorded, and the roof was installed on August 25, 2026. The county closeout package went in with the recorded NOC, a notarized inspection affidavit, in progress and final photos, and the Florida product approval sheet for every component on the roof.
The Outcome
The homeowner ended up with a permitted, code compliant GAF roof in a color that suits the house, a complete document trail with the county, and the manufacturer warranty that comes with a full system install.
