Asphalt Shingle Roof Replacement in Tampa, FL
The Project
A homeowner in northwest Tampa came to Scotti Family Roofing with an aging shingle roof and a second problem most quotes ignore: a low slope section over part of the house that a standard shingle system cannot cover. Two different roof types on one building is common in Hillsborough County, and it is where a lot of reroofs go wrong. Shingles laid on a slope too shallow to shed water will leak no matter how well they are nailed.
The homeowner wanted one contractor to handle both surfaces, pull the permit, and finish before hurricane season was any further along.
Our Approach
We scoped the job as two systems on one roof. The steep slope area, roughly 31 squares, got a complete tear off to the deck. Every sheet was inspected and re nailed to current Florida Building Code before anything went back down. Owens Corning RhinoRoof U20 synthetic underlayment went over the full deck, then TAMCO galvanized drip edge on all eaves and rakes, Owens Corning Starter Strip Plus along the perimeter, and Owens Corning Oakridge architectural shingles in Driftwood, finished with Owens Corning ProEdge hip and ridge in the matching color.
The low slope section, about 4 squares, got a self adhered modified bitumen system instead: an Owens Corning DeckSeal base ply followed by a fire rated SBS cap sheet in Shasta White. A white cap reflects heat rather than holding it, which matters on a flat area sitting over living space in a Tampa summer.
A Hillsborough County building permit was pulled before the crew arrived and a Notice of Commencement was recorded with the county, which is what protects the homeowner's lien rights while the work is underway. The roof was installed on August 28, 2026.
The Outcome
The home now carries a fully permitted, code compliant roof with the right system on each slope and a color that sits naturally on the street. The homeowner ends up with a recorded Notice of Commencement, a complete document trail, and the Owens Corning manufacturer warranty that comes with a properly installed system.
