About This Project
A commercial property on Anna Maria Island in Holmes Beach, FL needed a full roof replacement on its main building. Sitting on a barrier island in Manatee County, the structure faces some of the most demanding roofing conditions in West Central Florida. Relentless salt air, summer heat, and the direct wind exposure that comes with a Gulf Coast location. The existing system had worn past the point of reliable repair, and the property owner decided a full replacement was the right investment.
Our Approach
The building's roof has a pitch under 2/12, a low slope that limits material options under the Florida Building Code. Not every roofing system is approved for this pitch range. For low-slope commercial construction in Florida's high-velocity wind zones, the system must meet strict uplift requirements and handle standing water between rain events. Exposed-fastener panel systems are not approved for this application in coastal Manatee County; the local building department requires a system engineered specifically for low-slope commercial use.
Scotti Family Roofing installed a low-slope metal panel roofing system across the 18-square main roof. The panels are manufactured for commercial low-slope applications and meet the wind-uplift requirements for a coastal Florida structure. Compared to asphalt-based flat roofing, a metal system on a low-slope commercial building offers a longer service life and better performance under the salt-air and UV conditions that accelerate deterioration on a barrier island.
Our crew coordinated work to minimize disruption to the active commercial property. Tear-off, deck inspection, and installation were sequenced so the building was never left open overnight. All penetrations, including mechanical curbs, pipe boots, and edge flashings, were detailed with compatible metal components and properly sealed to the panel system. The perimeter edge was finished with metal trim to complete the system and provide a clean, professional appearance.
An important step on this project was the code compliance review before materials were ordered. The initial plan included a different panel profile that the building inspector rejected. Scotti Family Roofing worked through the code requirement, sourced the correct system, and kept the project on track without a significant schedule disruption. This is a common challenge on commercial jobs where the right material call has to be made before installation begins.
The Outcome
The completed roof is a silver galvalume metal panel system that reflects Florida heat, sheds rainfall efficiently, and is rated for the wind loads required in a coastal Manatee County building permit. The property owner now has a commercial roof that is built to current Florida Building Code standards and designed to outperform the system it replaced by a significant margin.
