The Project

A Beverly Hills homeowner in Citrus County came to Scotti Family Roofing ready to replace an aging roof with a metal system built for the long haul. West Central Florida homeowners who choose metal are usually thinking about the same things: wind performance heading into hurricane season, a material that will not need another full replacement in fifteen years, and a look that holds up over decades of Florida sun. This property was a good match for a complete metal reroof.

Our Approach

Our crew started with a full tear-off down to the roof deck, clearing the old roofing system and any damaged material so the new system would go down on a sound, inspected surface. Any deteriorated decking was replaced before the next layer went on.

We installed a synthetic, self-adhering underlayment across the full deck. On a metal roof, this underlayment does double duty under the Florida Building Code: it is the primary weather barrier under the panels and it provides the secondary water barrier that West Central Florida's high-wind zones require, so the deck stays protected even if wind-driven rain ever gets past the panel seams. Every fastener location was marked and every penetration, from vent stacks to plumbing boots, was mapped and flashed before panels went on.

The crew then installed a steel exposed-fastener panel system, run in full-length panels from eave to ridge wherever the roof geometry allowed to minimize seams. Each panel was fastened per the manufacturer's spacing pattern to meet Florida Building Code wind-uplift requirements for West Central Florida, and every hip, ridge, and valley was finished with matching formed metal trim. Pipe boots and other penetrations were flashed and sealed with components rated for the panel system, not general-purpose sealant, so every detail on the roof performs the way the field panels do.

The Outcome

The Beverly Hills home now has a complete metal roof system rated for Florida's wind-uplift requirements, with clean panel lines, properly flashed penetrations, and hip and ridge details finished to match. Metal roofing in this class typically carries a service life measured in decades, well beyond a standard shingle roof, along with better reflectivity that helps with summer cooling loads.
