Shingle and Flat Roof Replacement in Spring Hill, FL
The Project
This Spring Hill home carried two roofs at once: about 33 squares of steep slope shingle area and a 6 square flat section. It is a layout that turns up constantly on Hernando County houses that have had a room or a porch added over the years, and it needs two different systems installed by one crew on the same day, tied together properly where they meet.
Our Approach
The shingle area was torn off to the deck, re nailed to current code, and covered in GAF FeltBuster synthetic underlayment. TAMCO galvanized drip edge went on the eaves and rakes with GAF Pro Start starter along both, then GAF Timberline UHDZ architectural shingles in Barkwood, UL 2218 Class 4 impact rated, capped at the ridge with GAF Timbertex in the matching color.
The flat section is where this job was won or lost. Shingles cannot be installed on that pitch, so it received a self adhered modified bitumen assembly instead: an Owens Corning DeckSeal base ply bonded to the deck, then a fire rated SBS cap sheet in Shasta White. The transition between the two systems was flashed so that water coming off the shingle field runs onto the membrane and away, rather than finding the seam.
The job was permitted through Hernando County with a recorded Notice of Commencement, and installed on August 31, 2026. The closeout package filed with the county carries the notarized roofing inspection affidavit and a product approval sheet covering both the shingle and the flat roof components.
The Outcome
One crew, one day, two correctly specified systems, and a single point of responsibility for the whole roof. A homeowner with a mixed roof does not want two contractors pointing at each other when a leak shows up at the transition.
