Concrete Tile Roof Repair in Weeki Wachee, FL



The Project
Not every roof problem is a roof replacement, and a company that only sells replacements will not tell you that. A homeowner in Weeki Wachee had a concrete tile roof in sound condition with one failing area: about ten feet of off ridge vent where the vent and the tile around it had come loose. Left alone that is a leak. It is not a reason to tear off a tile roof.
Our Approach
Tile repair is slower and more careful work than a shingle reroof, because every tile you walk on is a tile you can break. The crew lifted the tile around the failed vent by hand and stacked it for reuse, removed the old vent, and stripped the underlayment back to sound deck in the affected area.
New self adhered underlayment was installed across the opened section and lapped correctly into the existing membrane, so water travelling under the tile is carried over the repair rather than into it. A new off ridge vent was set and flashed, then the original tile was reset and sealed back into the field. Scotti Family Roofing supplied all material for the repair.
The repair was completed on August 26, 2026.
The Outcome
The vent area is sealed and the roof looks untouched, which is the point of a tile repair done properly. The homeowner kept the roof they already paid for and spent a fraction of what a tile replacement would have cost.
