A Bradenton Roofer You Can Reach Directly
Scotti Family Roofing covers Bradenton from our Tampa base. John Scotti has been working West Central Florida roofs for more than 40 years, and his son Vincent runs operations. We pull City of Bradenton permits for properties inside the city, and Manatee County permits for unincorporated and waterfront properties. Most Bradenton estimate visits land within three to five business days.
Roofs in Bradenton
Bradenton has a strong mix of roof types. The waterfront and older neighborhoods near downtown lean heavily on barrel and S-tile, often original to homes built in the 1960s and 70s that are now overdue for underlayment replacement. West Bradenton, Palma Sola, and the Cortez corridor see more architectural asphalt shingle on mid-century and newer homes. Properties closer to Anna Maria Island and the Gulf are increasingly metal roofs (standing seam in particular), driven by insurance pressure and wind-uplift ratings. Salt air accelerates corrosion on fasteners and flashing, so we use stainless or coated hardware on every coastal-adjacent job.

Bradenton Permits
Properties inside Bradenton city limits go through the City of Bradenton Building Division. Unincorporated Manatee County uses the Manatee County Building & Development Services Department via their Accela e-portal. Both require the contractor of record on file and proof of insurance before we can pull. We handle the permit, the inspection scheduling, and the final close-out. You do not chase paperwork, we do.
Bradenton Roofing FAQ
Do you work on roofs near Anna Maria Island and Cortez?
Yes. We handle coastal-adjacent properties throughout west Manatee County. We use stainless or coated fasteners on every job within a couple of miles of saltwater because standard galvanized hardware fails fast in that environment. Active job example: 5333 Gulf Drive on AMI itself, 2026.
My Bradenton tile roof is 30 years old, do I need a full replacement?
Probably not the tiles themselves, but almost certainly the underlayment beneath them. Concrete and clay tiles can last 50+ years; the underlayment underneath only lasts 20-30. We can pull the tile, replace the underlayment, and reset the original tiles. Saves thousands vs. a full tear-off and new material.
Will my insurance company accept a roof inspection report from you?
Yes. We provide a four-point inspection report formatted for Florida carriers, including roof age, condition, remaining useful life, and photos. We do not do free inspections in bad faith to manufacture insurance claims, that is a separate (and shady) business model we steer well clear of.
