Buying a home

Under contract on a house? Have a roofer look before closing. A home inspector covers the basics; a roofer walks the whole roof for lifted shingles, failed flashing, soft spots and old repairs hiding bigger problems. You get photos and a plain call on how much life the roof has left.

Roof certifications

A roof certification is a signed letter stating the condition of your roof and its estimated remaining life, signed under our license. Florida insurers can ask for an inspection before writing or renewing a policy on a roof 15 years or older, and a roof shown to have five or more years of life left cannot be refused for its age alone. Buyers and lenders often want one before a closing too.

What it includes:

  • A visual inspection of the whole roof from the outside
  • Photos of every slope, the valleys, the flashing, the penetrations and any problem spots
  • The material, its approximate age and its estimated remaining life
  • The signed letter, ready for your insurer, lender or buyer

We only certify a roof that earns it. If we find problems, we tell you what they are and price the fix, and we certify once it is sound.

Book a roof certification

The inspection is free. The signed certification letter is $150 for most homes; a large, steep, two story, tile, metal or low slope roof is priced higher, and we tell you before we come.

Wind mitigation

A wind mitigation inspection records how well your home resists hurricane wind, on the state's OIR-B1-1802 form, and your insurer gives premium credits for what it finds. Five of the seven things it records are the roof or tied to it:

  • Roof covering: approved under the Florida Building Code, which every permitted reroof since 2002 is
  • Roof deck attachment: how the deck is nailed down
  • Roof to wall connection: toe nails, clips or straps
  • Roof shape: hip roofs score better than gable
  • Secondary water resistance: a sealed barrier over the whole deck under the covering

The other two are the building code year and opening protection, meaning impact windows, doors and shutters.

When we replace a roof, the deck is re-nailed to current code. On a metal roof, a sealed barrier goes over the whole deck, which earns the secondary water resistance credit; on shingle, that barrier is an upgrade to ask for.

Florida law does not let a roofing contractor sign the 1802 form; a licensed home inspector, building code inspector, general, building or residential contractor, engineer or architect does. On our Essential, Preferred, Signature and metal roofs, the wind mitigation inspection is included in your price: once the roof passes final inspection and is paid, we set it up with a licensed inspector.
