Marion is the biggest county we cover by land area and it is not one market. Ocala's historic districts carry steep, cut-up roofs with valleys and dormers that take longer and use more material than the square footage suggests. The subdivisions south and west, through Marion Oaks, Summerfield and Belleview, are mostly single-storey homes on simple hip and gable roofs in architectural shingle. And then there is horse country, where a property is usually a house plus barns and equipment buildings, most of them metal.
An Ocala Address Is Not Automatically Marion County
This catches people out. The City of Ocala runs its own building department, separate from Marion County Building Safety, and plenty of addresses that say Ocala are actually unincorporated county. The two offices have different requirements and a permit filed with the wrong one is a delayed job. Belleview and Dunnellon run their own departments too. We prove jurisdiction off the property record before we file anything, rather than reading it off the mailing address.
Shade, Algae, and What Actually Matters
Marion's oak canopy is the local factor. Heavy shade keeps a roof damp, and damp roofs grow the algae that shows up as black streaking down north-facing slopes. Homeowners call about it constantly and it is almost always cosmetic. What we look at instead is granule loss, lifted or cracked shingles, and what the flashing and the penetrations are doing. Overhanging limbs are the real problem: they drop debris that clogs valleys and holds water where you do not want it.
Horse Country and Outbuildings
On a farm property the house is rarely the whole job. Barns, run-in sheds and equipment buildings are usually metal, and an aerial measurement typically only picks up the main structure, so anything else has to be measured on site. We do both exposed-fastener and standing seam, and we price each building separately so you can stage the work across seasons instead of doing it in one hit.

I got an online estimate. Why might the real price differ?
An aerial measurement usually only sees the main house. On a Marion property with a barn, a detached garage or an addition under its own roof, that square footage is often missing from the number. It is one reason the online figure is a starting range and not a quote.
Do you do mobile or manufactured homes?
No. South Marion has a lot of them and we would rather be straight with you than waste a visit. It is a different trade with different attachment and engineering requirements.
