Roofing in Sumter County
Sumter is dominated by one thing: The Villages. The retirement community accounts for most of the county's population and most of its roofs, and because it was built out village by village, whole streets tend to reach the end of their roof life within a couple of years of each other. If half your neighbours are getting quotes at once, that is usually why, not because a storm came through.
The rest of the county is a different world. Bushnell, Webster, Center Hill, Coleman and Lake Panasoffkee are older, rural and agricultural, with larger parcels and a lot of barns, shops and detached garages alongside the house. Roof mix here runs to exposed-fastener metal on the outbuildings and shingle on the homes.
The Villages Is Not One Jurisdiction
This is the thing worth knowing before anybody quotes you. The Villages spans unincorporated Sumter County and the City of Wildwood, and Wildwood runs its own building department. Which one your home sits in decides where the permit is filed. A mailing address will not tell you, and a permit filed with the wrong office is a delayed job. We check the property record before we file rather than assuming.
County work goes through Sumter County Building Services, based at the Villages Sumter County Service Center on Powell Road in Wildwood. We handle the filing, the inspection scheduling and the close-out either way.
Newer Roofs, Simpler Shapes
The housing stock in The Villages is newer than most of our territory and the roofs are mostly straightforward hip and gable in architectural shingle. That works in your favour: a simple roof wastes less material and installs faster than a cut-up roof full of valleys and dormers, and both show up in the price. What we watch instead are the penetrations. Skylights, solar tubes and vent boots are where we most often find a leak on a roof that is otherwise sound, and we replace that flashing rather than reusing it.
Rural Sumter and Outbuildings
Out toward Bushnell and Webster, a property is often more than one roof. That changes what an online measurement is worth, because an aerial estimate usually only picks up the main house. A detached garage, a barn or an addition under its own roof has to be measured on site. We price the house and the outbuildings separately so you can stage the work rather than doing it all at once.

It depends which village. The Villages spans both and they use separate building departments, so the permit goes to a different office depending on where your home actually sits. Your mailing address will not settle it. Give us the address and we check the property record before filing.
The whole street is getting new roofs. Do I need one?
Maybe not yet. The Villages was built out in waves, so a street tends to come due together. Condition still varies house to house with shade, slope and how the original install went. We will get on the roof and tell you what we actually see.
Do you roof barns, shops and detached garages?
Yes, and out toward Bushnell and Webster it is a good part of the work. Exposed-fastener metal is usually the sensible answer on an outbuilding and it costs considerably less per square than standing seam. We price the house and the outbuildings separately.

Do you do mobile or manufactured homes?
No. It is a different trade with different attachment and engineering requirements and we do not take it on. We would rather tell you on the phone than after a visit.
